One grade for the whole house is the wrong answer

Interior projects go wrong at the specification stage far more often than at the carpentry stage. A house gets built with one grade of plywood throughout, which means the bedrooms are over-specified, the kitchen is under-specified, and the money went to the wrong rooms.

This is a walk through a typical Hassan home, room by room, ending in a single table you can hand to a contractor.

Two decisions, kept apart

Two decisions, made separately:

• Grade follows moisture exposure. It is a water rating, not a quality ranking.
• Thickness follows span and load. It has nothing to do with the grade.

Get those two right per element and almost everything else looks after itself. Grades are set out in plywood grades explained.

Going room by room

Bedrooms

Grade: MR (IS:303). A bedroom is a dry room. The only moisture is ambient humidity, which is exactly what MR is engineered for.

Where the money should go instead:

• 19 mm shutters on the wardrobe, not 16 mm.
• Edge banding on all four edges, including the top edge of each shutter.
• A ventilated gap if a wardrobe backs onto an exterior wall — common in older Hassan houses, and worth checking before the carcass is built.

Living room

Grade: MR for TV units, display shelving, wall panelling and seating bases.

The one element worth attention is long shelving spans. Living-room shelving tends to be wide and lightly supported for visual reasons, which is exactly the geometry that sags. Anything over three feet unsupported needs 25 mm, a lipped front edge, or a discreet vertical divider.

Wall panelling is a good place to use thinner board — 6–12 mm on a batten framework rather than heavy sheets fixed flat.

Kitchen

Grade: BWR for the working run and shutters, BWP under the sink.

This is the one room where under-specifying has a predictable cost. Full treatment in plywood for modular kitchens in Hassan, but the short version:

• Under-sink carcass and base: BWP, all edges sealed.
• Everything else in the kitchen: BWR.
• Plinth raised off the floor; ventilation gaps at the rear of base units.

Bathrooms and vanities

Grade: BWR for a vanity outside splash range, BWP for anything within reach of the shower or directly under a basin.

Bathrooms in Hassan stay damp longer than in drier regions simply because the room does not dry out quickly during the monsoon. An extractor or a working ventilator does as much for a vanity's life as the grade does.

Avoid plywood at floor level in a bathroom entirely. Wall-hang the vanity if the design allows.

Utility area and balcony

Grade: BWP.

This is the area most often forgotten. Utility spaces in Hassan homes are frequently semi-open — a washing machine, a sink, a drying line, and a wall open to the weather. That is a cyclical wetting environment, and it is harder on a board than a kitchen.

If a balcony cabinet is genuinely exposed to rain, it is worth asking whether plywood is the right material at all, or whether the design should protect it.

Pooja room, study and storage

Grade: MR. Dry rooms with light loads.

Two notes. Loft storage carries far more weight than anyone plans for — specify 19 mm and support the span properly. And study tables need a stiff top: 25 mm, or 19 mm with a supporting frame underneath.

Doors. Flush doors are a separate product from sheet plywood, built as a solid-core panel. For internal doors in dry rooms a standard flush door is appropriate; for a bathroom door, ask specifically about the core and the treatment, because a bathroom door's bottom edge lives in a wet zone.

Five details that beat the brand name

1. Seal every cut edge. Every cut exposes core. In Hassan's humidity this is not optional.
2. Order in one or two lots. Batch consistency shows on adjacent shutters.
3. Store flat and off the floor before the carpenter starts.
4. Finish both faces of any shutter or panel, or it will cup.
5. Match thickness to span, especially on shelves.

If you are specifying for clients

Two practical points for anyone specifying residential projects locally.

Consistency across a project matters more than a marginal grade upgrade. A house furnished from one production run will look better and behave more predictably than one assembled from four different lots of a nominally superior board.

Pre-cut supply is worth costing. For a whole-house interior, having panels nested and cut at the factory to a cutting list reduces material wastage and site time considerably compared with cutting from full sheets on site.

Questions we get asked

Which plywood should I use for home interiors in Hassan? MR grade for dry rooms, BWR for the kitchen and bathrooms, BWP for under-sink units, utility areas and balconies. One grade throughout is almost always the wrong answer.

Can I use the same plywood for the whole house? You can, but it wastes money. Either you pay for waterproof grades in bedrooms that do not need them, or you put interior-grade board in a kitchen that does.

Does a Hassan home need waterproof plywood everywhere because of the monsoon? No. Humidity affects the whole house, and MR grade is designed for humidity. Phenolic-bonded grades are for liquid water and semi-exposed positions.

What plywood thickness should be used for wall panelling? 6–12 mm on a batten framework is usually sufficient and looks better than heavier sheets fixed flat.

How far in advance should I buy plywood for an interior project? Once the design and furniture list are final. Buying earlier usually means buying the wrong mix; buying later delays the carpenter. Store it flat and off the floor in the meantime.
