Commercial specification is a different exercise from residential. In a house, a board has to survive a family. In a hotel corridor, a school, a clinic or an office fit-out, it has to survive a duty cycle, satisfy a fire code, arrive on a programme date, and look identical across forty identical units.

That last requirement is the one that catches people out. Nothing exposes a plywood supply problem faster than a row of reception desks built from three different production lots.

The fire question comes first

FR grade — fire retardant plywood, certified to IS:5509 — is treated with fire-retardant chemicals that slow ignition and limit flame spread.

It is typically specified for hotels, hospitals, schools, public buildings and larger commercial premises. Whether it is mandatory for a particular project depends on the building type, occupancy, storey height and the applicable local and national fire regulations — including the National Building Code and any conditions attached by the local fire authority.

Do not take a supplier's word on whether your project needs FR grade, and do not take this article's either. Confirm the requirement with your architect, the project's fire consultant and the relevant authority, then specify to that requirement. Where a code requires FR, no amount of Marine or BWP grade substitutes for it — they solve a different problem entirely.

The requirement nobody writes down

In a house, a slight variation in face shade between two sheets is invisible because the two pieces are in different rooms. In a commercial fit-out, forty identical units stand in a row under identical lighting, and a shade variation reads as a defect.

Three things to build into a commercial order:

  1. Order the full quantity in one lot wherever the programme allows. This is the single most effective step.
  2. Ask whether the sheets come from one production run, and get the answer in writing.
  3. Order a contingency — five to ten percent above the calculated requirement — held in reserve. A repeat order weeks later may not match, and matching is why you held stock.

The same applies to thickness. A calibrated board — ground to one uniform thickness across the full sheet — is what keeps a run of identical doors showing the same reveal. Thickness variation that is tolerable in one wardrobe becomes a visible defect repeated forty times.

Hitting the programme

Commercial projects fail on dates more often than on materials.

Pre-cut supply is the most useful lever available. Rather than delivering full sheets to be cut on site, panels can be cut to a cutting list at the factory — nested across each sheet to reduce wastage, cut on a panel saw, then stacked and labelled to the list.

For a fit-out, that changes three things:

  • Material wastage falls, because parts are nested across the full sheet rather than cut one at a time from whichever board is nearest.
  • Site time falls sharply. Cutting is the slowest and dustiest part of a fit-out.
  • Accuracy improves, because a factory panel saw cuts squarer than a site setup — and the parts are identical to each other, which is the whole point on a repeat unit.

It also requires more discipline from the design side: the cutting list has to be right, because a mis-measured part is a re-order rather than a re-cut. In practice that discipline is worth acquiring.

Documentation for commercial projects. Larger clients, consultants and authorities will typically ask for some or all of:

  • Grade and IS standard for each specified board
  • Test certification for the supplied batch
  • Fire certification where FR grade is specified
  • Delivery challans matched to the specification
  • Confirmation of treatment against borers and termites
